How long can I stay at Kind House?

For shared houses where rooms are rented individually, we have a minimum stay of 30 nights. Most guests stay around 60 days.

Is the room furnished?

Yes, all rooms are furnished with queen size beds, desks, and chairs, making it ideal for both work and study.

Is the kitchen shared?

Yes, the kitchen is shared among guests.

What about laundry facilities?

Washer and dryer are available on site for shared use.

Is there public transportation nearby?

Yes, there are buses and light rail options available nearby.

Are utilities included in the rental cost?

Yes, utilities are included in the rental cost.

Is smoking allowed?

No smoking is allowed on the property. Smoking will result in an additional cleanup fee.

Is there a cleaning fee?

There is a cleaning fee associated with your booking.

Can I park my car at the property?

Yes, there's plenty of parking available on-site and on the street.

Payment Terms

For short term stays (under 28 days) a deposit of 50% of the total rental amount is required upon booking. The remaining 50% is due seven (7) days prior to the check-in date.

For long term stays (28 days or more), the following payment terms are followed:

1.     First Month: Rent is due in full at the time of reservation.

2.     Second Month: Rent is due 2 weeks prior to the end of the first month.

3.     Subsequent Months: Rent is due one month after the second month's payment and on the same date of each subsequent month thereafter.

Cancellation Fees and Policy

A processing fee of 4% will be applied to all reservations that are canceled, including any payments made. If the Occupant cancels the reservation prior to the check-in date, the following refund structure will apply:

• Cancellations made 60 days or more before the check-in date: A full refund of all payments made, less a 4% processing fee.
• Cancellations made between 30 days and 59 days before the check-in date: A refund of 50% of payments made, less a 4% processing fee.
• Cancellations made less than 29 days before the check-in date: No refund will be provided.
• Cancellations after the check-in date: No refunds will be provided.
